Our brief from Clients, Treasury Holdings, was for the design of a high quality commercial office development with an emphasis on flexibility to suit subletting to either a single tenant or multiple tenancies in either vertical or horizontal subdivision. This challenge included the integration of retail units at ground street level and the continued development of the Spencer Dock Masterplan, also designed by Scott Tallon Walker.
This six storey building is located on the southern side of the Spencer Dock residential blocks, forming the southern side of the residential courtyards. The design provides a unified street facade to Mayor Street but is planned as two separate blocks capable of separate lettings. Each block is provided with separate main entrance and reception areas located at ground floor level off Mayor Street and include separate lifts, toilet and stair cores. Retail units located at ground floor level are accessed from Mayor Street which provide for enhanced animation and use of the street.
The building facades, comprising storey height glazed aluminium unitised curtain wall elements, form a critical element in the creation of the street along Mayor Street. The upper level set back floor, incorporating fixed horizontal brise soleil, was added as an additional floor during the main building construction period. The internal developer specification finishes and fixtures are of the highest quality resulting in a high quality flexible building design as required by the Brief. The building is occupied by various tenants, including the high profile Central Bank.
